How do I go about renting one of your properties?

If you’ve found one of our properties you would like to rent simply contact Properties on the Market and one of our highly trained staff will talk you through the process.

How much money will I need?

Cost varies depending on your situation, below is some typical charges:

  • Non-refundable administration and application fee
  • Reference Fee’s
  • Guarantor Administration fee (if needed)
  • Deposit
  • A schedule of our current agency fees is available from our branch.

Is my deposit is protected?

Your Deposit is protected by our Tenancy Deposit Scheme.

Providing you leave the property in the same condition as when you moved in (reasonable wear and tear permitted) you will get your deposit back in full no later than 14 days.

Are all you properties Furnished?

If you are looking for shared accommodation then all properties are fully furnished. All other properties are normally unfurnished but please contact us for more information.

Are all bill included in the rent?

In shared accommodation all bill are included. Other property you will normally be responsible for all utility bills and Council Tax.

Can I decorate my rental property?

Yes with the landlord’s permission. To protect you and your deposit get this in writing prior to you starting to decorate.

Who is responsible for maintenance?


The Landlord is responsible for the maintenance of the property, tenants should report defects as soon as possible to prevent collateral damage. Should any damage be caused by yourself, would be your responsibility to have repaired to an agreed standard.

Can I smoke in the property?

No – all of our properties are non-smoking inside. You can smoke in the garden with the back door closed behind you.

How often will the property be inspected by the landlord or agent?

We will usually inspect your property quarterly. You will receive at least 24-hours’ notice of the visit.

Can I end the tenancy agreement early?

The tenant is legally responsible for the rent for the full term of the tenancy, which is usually 6 months.

Renting Guide

How much rent can you afford?

Firstly you should work out how much rent you can afford. If you are unsure contact us and use our affordability calculator against your income. You should also calculate for the deposit and first months’ rent payment upfront, an experienced agent will always advise of these first.

Register with local letting agents

When you register with letting agents they will ask for your search criteria. They will also need to know who the property is going to be for, if there are any children or pets and what your current employment status is. Once you are registered you will then be updated on available properties. When registering with agencies you should make sure that they display their accreditations and have a tenancy deposit scheme in place.

Arranging Viewings

Once you have made a viewing appointment with the letting agency make sure the appointment is confirmed. Try to be on time as the agent is likely to have appointments after you. If you are running late advise the agency so that they can advise whether they are able to wait for you or have other appointments to go onto. If you can no longer attend a viewing appointment that has been confirmed then update the agent and they will happily re-arrange the appointment for an alternative time.

Consider a managed property

Would you prefer to be in a property that is managed by the landlord or the agents? If there was a problem with the property during the lease who would you rather talk to?

Length of let

Once you have found a suitable property you should decide on the length of let. How many months do you want to spend in the property? 6 months, (being the minimum) 12 months, 24 months? Do you want a break clause to release you from your tenancy early?

Making an offer

In order to secure a property you will be required to pay a holding fee and sign terms and conditions. Once this fee has been paid the property will no longer be marketed whilst the referencing checks are carried out.

Referencing

Once we have taken your holding fee we will discontinue marketing the property and email you a link to complete the referencing application. Our referencing company will make contact with you. You should be prepared to provide bank details, current employment details and the contact details of your previous landlord. Once the referencing is complete it will be the landlord’s decision whether to accept you as tenants or not. Assuming that you pass the referencing and the landlord is happy to proceed we would then fix a move in date. All tenants over the age of 18 will need to be referenced. We will also ask for a copy of photographic ID and a utility bill dated within the last 3 months.

Tenancy Agreement

Your tenancy agreement and standing order form will need to be signed prior to or on the date of moving in. If you have a guarantor then they will also need to sign the tenancy agreement.

Moving In

Once all checks have been carried out, you have signed the tenancy agreement and all monies are cleared funds in our account, you will be checked into your new property. If we manage the property we will write to the relevant utility companies. If the property is managed by the landlord then you will need to contact the utility companies. Don’t forget to take meter readings on the day that you move into the new property.
